QWAK,losing a friend -- selling a DREAM! :(
 
QWAK,A friend just droped by returning my ZIPPO lighter I lost playing MONSTER with the kids at the weeny roast last sat evening.:23_30_104::36_3_13:

He had bad news too the family with the 5 kids -- there father just got FIRED monday for NOT modivating the 14 mechanics that worked at the truck repare shop and making QUOTA which they RAISE 20% the previous month!:censored::censored:

Sam works for the same company and figures he could be next and did not like the place much and was thinking of quiting any way -- Sam don't take no S**T and has walked away from lots of jobs in the passed.

I can't believe he is looking to SELL his place and move on but Tommie -- his wife wants to move too so most likely in the next fiew months the will.:bawling:

He has offered me first chance to BUY :yes: --- 43 achers ,1200sq ft double wide on a foundation with a deck (GREAT VIEW in to sun set over his DUCK POND) a small green house,2 drilled wells and 1 doug well,12 achers pasture the rest in timber,a 30" natural waterfall on the property (I have not seen that yet) lots of fencing. He raises a fiew cows and goats for food, and a good size work shop. $125,000.00 It is about 3 miles from the DUCK NEST!

I am STUNNED both at the offer and at losing thease friends.:yes::thumb.aspx::confused_ma:

I have been telling both Sam and Tommie that most of the GIM people I talk to would LOVE to have what they have got but the ICE storm last winter and the ISOLATION realy got to Tommie and she don't like being out there alone when Sam is at work.

I would have to manage 2 properties about 3 miles apart and maintain HEAT in winter and also SECURITY as it is OUT in the BOONIES -- Sam hunts DEAR from the back DECK or his dear stand at the edge of the woods on the far side of the pasture. Said he had a bear out there last year feeding at the dear feeder!:36_1_25:

QWAK,gunDriller,I live in ARKANSAS -- I am about 1/2 way between Fayetteville which is the collage town and very SOP growing at about 10% a year the last 20 years HQ for WALMART and the new international air port and Fort Smith which is much more COUNTRY and layed back. About 25/30 miles to either but can do ALL back roads to Ft. Smith.:s1:

It realy IS just about a perfect location and about 3 miles from Sam and Tommies place is ware that DOCTOR set up his Y2K compound!:yes:

Use micro hydropower to make moonshine, turn it into a GIM "Gentleman's club" clubhouse (with very exclusive membership, of course - a GIM round to be used as proof of membership), have lots of "guns for fun"... poker nights, survival gear testing weekends, etc...:565:

QWAK,Long NIGHT -- heavy rain 5"+ did a lot of PONDERING -- and pumping of water out of the GREEN HOUSE bath river and pond systems!:yes::36_1_25: Aparently the whole state is under FLOOD WATCH -- best place to be in times like this is on top a mountain!:yes::wink:

There is ALSO the GREATER REALITY that "BLAST OFF has OCCURED" and the GOLD I would have to sell or traid to make it happen -- WILL EXPLODE in PRICE at the same time price on HOMES and LAND will likely go down because NO ONE can pay CASH and no BANK FINANCING will be avalable to most people who want to buy.:yes::banghead::confused_ma: In the future there could :dontknow: likely WILL be even BETTER deals? :questionm:dontknow:

PS: I the stove pipe on the boiler for the HEATED DUCK POND (my home made HOT TUB) is blocked :yes: -- in the fall BLUE BIRDS ocasionaly pirch on the top of the stove pipe to get warm and fall down the pipe and block it -- SUICIDAL BLUE BIRDS of HAPPYNESS!:thinkey::banghead::confused_ma: I am reluctent to see it as a SIGN from ABOVE -- but it WOULD make my PONDERING better IF I had some 104 temp water to ponder in!:wink:

sounds good. is there such a thing as a "tornado survival strategy" in that neck of the woods ? e.g. a 2 story fortified basement.

You're right Duck, that property isn't going anywhere SOON, but we know the price of gold has just started wave III. No need to act on it right away, time is on ur side by waiting and watching. Maybe you can find a fellow survivalist looking for good property and have a good neighbor/ally in the future.

QWAK,gunDriller,Yes we do get strong storms and tornados too -- we were under a WATCH most of last night and got TORENTIAL RAIN 5+ inches!

Sams place is over the ridge and farther in to a valley and last spring he had a BACK HOW come in and dig the hole for a "T" shaped root celler/storm shelter in front of the double wide.:thinkey::23_30_104:

Tommie is geting some tests done and has not been well for some time so will have to see if they want company.

Bottom line is I realy want Sam and Tommie to stay but if they go -- then what?

It is not the $$$ I can do the deal in HARD CURRENCY --- GOLD and SILVER -- mostly it is incredably HARD doing it ALONE and like it or NOT I am geting OLDER :yes::banghead: I turned 60 last Aug. and this year I realy noticed the slow down and lack of energy. Time is an ILUSION but my BODY lives in that ILUSION and I don't BOUNCE like I once DID! :452::wink: Even back when I did bounce I mostly went SPLAT and it took a wile to HEAL from taking a FALL!

BTW:I just talked to Tommie and it is a WET WEATHER water fall out passed the DUCK POND and you can hear it from the back porch after a good rain.

She just wants to move, lots of things like the long dirt road that some times in bad weather is not drivable (her words) --- it is a wonderfull view but now it seems like it is closing in on her.

She would like to be out befor winter sets in hard Late. Nov or early Dec.

Personaly -- I hardly do any thing FAST any more:452: I go slow and try to avoid mistakes:thinkey: --- My Dad would have said "HALF ASSED MISTAKES" :wink: "Come from going FASTER than you should have GONE:36_1_30: but you DON't KNOW:452: till YOU GET THERE!" :hahaha::thinkey::banghead:

I am glad my GIM friends are sharing this little adventure with me :yes:-- Good to have some one to talk it out with -- other than the DOGS and CATS -- they ALWAYS agree with ME -- I'M the BOSS -- mostly--- because I can drive the car and get more FOOD!:yes::111::4_1_72: :10_1_19::confused_ma:

That property sounds great. Wouldn't be a bad idea for a group guys to split the costs down to around $20-25k each and share the land.

I would be very sorely tempted if it were not 4,500 miles away from my family and if I were 20 years younger.

Duck, think upon it for a while. If your brain says buy it, then buy it. If it says no, then don't. Ignore the fact that they are your friends. You seem to have a good sense of intuition, so go with what you really feel - after a good long soak and think in the pond!

I have no idea what I should do if I were in your situation, Duck.

I'm a little bit older than you (66 and creakier-jointed than you, I 'spect) and think about what would happen if I become more demented than I am already :confused_ma:, or physically disabled.

BTW: Tommie mentioned there is a CLIFF with about a 100' drop near the waterfall too:23_30_104: -- I have not had my ropes and repelling gear on since 81! I uesed to LOVE the free feeling of hanging on a rope 100' off the ground and taught lots of people how -- it is eazy.:23_31_2:

The JUMPING OFF is fun and exciting :yes: -- it is the getting back up there to JUMP agen that wares you down:confused_ma: Not shure it would still be that much FUN or that I could get back UP with out a HELICOPTER!:dontknow:

There is also that aspect that IF I DO get hurt out there ALONE -- I'm BUZZERD FOOD!:36_1_25::yes:

Duck, I was just down your way last week. I love NW Arkansas. A good friend bought a place back in 1984 that was the retreat/compound for the Rockabilly group Black Oak Arkansas. He purchased seven acres with 6 cabins a swimming pool and lake front for $56,000 back in 84. He has turned it into a very popular fishing resort valued over a $million today.

I sure envy you being in the position you are in.

That is my friend "Rich" His brother "Michael" is the guy pictured at the front of the boat and the owner of "Black Oak Resort" I am the one behind the camera.

The scenery down there always gets me all relaxed and at peace.

QWAK,argentos,We rarely get much snow and it tends to melt off in just a fiew days when we do.

You don't go out in the woods:36_1_30: or I don't any way, much in bad weather :452: the far corner of the 40 the DUCK NEST is on, I have only actualy seen 3 or 4 times and the last time was 1992 if I remember right -- just no good reason to go back there!:452:

The back 20 is steep and wooded with several BENCH steps down to a small creek I had thought it would be a great camping site but totaly WALK IN no way to get a 4x4 it or out of there.:452: The 40 was loged back in the late 40s and they left the back 20 alone as no way they could get the logs out back then.

Speaking of TREES -- the DUCK NEST is surounded by BLACK WALNUT TREES! :23_30_104: KNOWING what Black Walnut costs for furniture and gun stocks I suspect the GOLD MINE is actualy out side my door GROWING --year after year!:yes::shine:

There are many realy nice places here BUT not much out there ware the VIEWS are SPECTACULAR -- a long way to town for shoping -- on dirt roads and you are very much on your own for services -- local volenteer fire departments NEVER seem to save a structure.:452:

QWAK,argentos,Opening Black Walnuts is a lot of work for not much NUT!:452::4_1_72: Mostly they are a nusance and when they fall on the roof they can make a loud noise some years they are as big as tangereans but they are about 50% hull and 40% rock hard inner shell!

There is a place just a couple miles as the crow flys from the DUCK NEST they call "HIDDEN VALLEY" I heared some people up there got M60s and even the STATE POLICE don't go in there -- I did about 12 years ago seraching for my lost BEGAL DOG "Lonsome" and it was SPOOKEY and I was being watched every second!

Plus some of his insane neighbours, not the ones mentioned. If you want the character building, long lasting, sort of snow, come to Canada. Could send some brochures!

If GIM ever wanted a central location for a "Bug Out Camp" that would be it.

Right now, everyone is comfortable sitting behind a monitor in their own homes, but in the future we might want/need a central meeting place not dependent on the Internet to share ideas. We may have to form our own mini-communities to survive.

That property isn't going anywhere. If there is a use for it for the survival community, time will reveal that also.. And as the price of gold goes up over this next rise we will have members wanting to trade that gold for property, assets, ways to make a living independent of a crumbling society.

There is enough knowledge on this board to make property like that very self sufficient. Or just to set up a bug out location for those that have none.

If a man has gold, I believe you will be able to buy property like that very easily in the next two years. No need to rush, but it is a good idea to have your eyes on what you want to trade your gold for when the price of that gold should be peaking in the next 24 months.

Don, you may have to break out the camera and take a few pictures.. when the weather gets better.

Going to fill up my new JERRY cans with gas now :yes: I just took my boiler flu pipe apart -- NO BLUE BIRD of HAPPYNES in there :452::wink: turned out I used some FIRE PLACE chemicals that DRY OUT the CREASOTE -- -- it all fell down and pluged up the 6" pipe -- I am covered in soot but at least NOW I can heat up the pond and PONDER on what to do about Sams property.:banghead: :thinkey: :dontknow: :stupido2: :questionm

QWAK,Went over to Sam and Tommies yesterday -- they had to show me how to feed and water all of there animals and Sam took me around a bit showing me the second pond and the WATERFALL and the GORGE it flows in to --- WOW!!:23_30_104:

It is MAGNIFICENT -- very ruged geting to it but a bulldozer could make a much easier axcess to it,also it may be the location of the long missing SILVER MINE or very close to ware it was because a very old lady from the aeria tells of going to a place close to the mine with her father and his muel. He would not let her go to the mine as it was too dangerous for a child (the gorge is AWSOM and very deep well over 100' with slipery edges) he would go to the mine and load up the muel and be back for her in about a half hour. It is extreamly rugged back there and it took Sam and my self about 15 min to get to the water fall and it is only about 400 yards from the house AS the CROW FLIES -- we had to go the LONG way around! :hahaha::yes: This DUCK don't FLY like a CROW!:wink::452:

The location of the old sight of the smelter is known and fairly close but the old mine entrence was blown up and no one now alive knows exactly ware it was.:452::banghead:

I have a fiew weaks to decide IF I will buy the property -- we are working out the spicifics but MY big problem is that I am 60 not 30 or even 40 and with out a partner and a lot of actual physical help taking care of and developing BOTH properties may be more than I can do. :dontknow::stupido2::questionm

It is SOoooooooooooooo PERFECT I hate to let the opertunity pass --- the place is VERY SPECIAL :yes: I just FEEL IT!:yes::shine:

Wow, sounds great. What I do to start, is make two columns down a sheet of paper. One side are the Pluses +, and the other side the Negatives -. Just start jotting them down in any order. No matter how silly or trivial it seems to you, write it down!

I also like to make a "wish list" on a second page: What would be the IDEAL for me?

Don't rush it, & hopefully it will give you some further insight!

I would be very wary of becoming 'cash poor'. You never know what property taxes will do in the future. And the cost of keeping animals not only in FRNs, but labor intensive too.

I am 60 -- no way around THAT:452: and IF I don't do somthing STUPID:confused_ma: I may have 10 or 15 :dontknow::questionm years left at a diminishing physical capacity -- that TOO is REALITY! :yes:

BTW: At the top of the waterfall last year Sam found a 6 point BUCK partialy EATEN and it was either by a BEAR (lots of bear sign around the aeria) or a COUGAR and lost of nice places for either to den up right there. Sam would not go down there with out his S+W 9mm straped on for protection!:452: The place is WAY RUGGED -- one could imagin no one had ever been there befor AND IF you got HURT out there alone and could NOT get out by your self -- some thing WOULD most likely EAT YOU:yes::36_1_25: and you would never be found!:452::36_1_25::yes:

This friday or saturday Sam and Tommie are going to take off for Texas and I will feed the cats,dogs,chickens,ducks,pigions,and doves,the 3 goats,two donkies,and the two beef cattle IF the cattle have not been trucked out befor they go.

IF I take the place over most likely I would also take over the two big dogs ALSATIONS,one donkie and the birds.

Well, Duck, I can understand your age worries.

I'm 66 and the week before last the doctor (and the x-ray) told me that the pain in one arm I'd had for weeks was not "real" but the result of interference with nerves from age-related wear and tear between the neck vertebrae. There is no magic modern cure. So I have had to accept that I'm wearing out, which I really did not want to know!

However the property works out for you - I wish you well. :yes:

Duck, my uncle is in his mid 70's. I am half his age. He stays active, building things (at the minute he likes to build wals in the garden from rock - why? I don't know. But it keeps him fit as hell. He can lift his anvil and walk across the workshop with it to the other side of the workshop (4 cars wide) - I can lift it and carry it about two feet. He's fat, old, and deaf, but he can still do everything I can do and more.
He worked in a flour mill carrying sacks half his life, boatbuilding the other half. I'd say you are probably good for another 25 years if you look after yourself. And if that seems short - think how long it took you to reach 25 in the first place - seemed like forever!
Do what your heart tells you - you like this place. It sounds fantastic.

Sorry to hear about your friends being hurt Duck, so sad many people being hurt. The property sounds wonderful. If things keep deteriorating at my 'shop' I maybe looking south for habitat, getting too old for this colder climate, don't have the intestinal fortitude of my fellow GIMers in Canada (don't know how you guys put up with the cold for so long).. I like the seasons. I have been contemplating a life change, so much has happened this year that kinda tipped my world off it's axis, but I know many people are having similar life altering experiences. Thanks for sharing the reality in your part of the US.

QWAK,Tallships,Actualy I have two cameras one -- the older one does use memory cards but the new one has a HARD DRIVE and is much better. :s1: I replaced my computer and have not been able to get either to work properly ever since!:banghead::banghead::banghead:

I always have a bunch of projects going on so taking pictures has not been high on my priority list -- computers tend to FRUSTRATE ME so I just do somthing else. :yes::36_1_28:

I also bought a picture frame that stores pictures and vidios and sound --- I intended as a GIFT but could not send it because I could not load in to its memory all the stuff I wanted to send. :banghead::10_1_19:

I just don't have mutch paitence for technical stuff any more!:452::36_1_28: Too much real life situations that must be delt with day to day living out in the boonies is very diferent from being in a city or town. :yes:

QWAK,Golddust,When we were down looking at the water fall Sam mentioned just that posability along with bulldosing a road/path down to the water fall would increase the amount of water and you could have a valve to release water in to a turbine.

Good job James! My grandmother is 94 and doing great. She has arthritis in her legs, but still lives in the same house since the late 1940's. 60 really is the new 40.

QWAK,James/flyfisher Unfortunately over the years my strenth and indurance has tapered off and the amount of actual physical effort nessary to MAKE IT HAPPEN will require a gread deal of help from others.:yes:

I have basicly been it TOTAL SURVIVAL MODE for over 30 years now and it does take its TOLE and it limits what projects one can actualy do ALONE.

I have been working on the DUCK NEST over 25 years now virtualy TOTALY ALONE and with out help even small jobs are 10X+ harder -- not to mention a lot LESS FUN!:banghead:

Dad only made it to 62 and I have many of the same problems he had.

I know it IS DOABLE :yes: and at 30 or even 40 I had no dbout I could do it all even IF I had to do it all by my self. :yes:

From 40 on :thumb.aspx: actualy GETING IT DONE took longer and longer and even the DUCK NEST is far from being up to contemporary standards and is very UNCONVENTIONAL.

I no longer have EXCESS ENERGY or TIME to BURN and at 10x+ I must be realistic about what I can do.:yes::36_1_25:

The other aspect that concerns me is that when I started the DUCK NEST project I had expected the same "SNOW BALL" effect to happen but it just never did!:banghead::signs14:

I am inclined to be extreamly IDEALISTIC and most people like to say or believe they are but in actuality -- don't LIVE IT!:452: When it gets HARD -- they EVAPORATE!

I have found that the story of "The little Red Hen" -- is very TRUE in REAL LIFE for this DUCK too!:yes::4_1_72:

The sperit is willing :yes: but at 60 there are things that at 30 I just did with out giving it a second thought -- now mostly I think about doing things but don't get round to doing them!:yes::4_1_72:

Find a cord, one end should fit into your camera, the other end should fit into your USB drive. Plug one end into the camera, then plug the other end into the computer... turn the camera ON like you were going to take a picture... and it should just pop up on your screen... Why can't you just buy the land for say... something like 9,000 FRN's and do all the paperwork and deed recording. Then just give the seller the balance in Gold or whatever to satisfy the sellers real request.

Someone tell me how that does NOT work.

4.5oz of gold! Way to much for that kind of information. Im sure if you dug deep enough you will find what he is preaching for free. Doing a quick internet search i came up with this. http://www.freelegalforms.net/index....=form15763.htm. That took me 1 minute to find, just saved 4.5oz. I know guys like him, i am sure he spent some time drawing up his contracts, in the end it is just words and a piece of paper. A contract is a contract, go to a real estate lawyer and he could draw one up for a fraction of the cost. Sorry it didnt work out.

It needs to be a GOLD CONTRACT that is LEGAL and wording IS important or so I have been told. :dontknow:

Sam sold his last place for CASH to a friend and they just used a LAWYER and filed the tital change them selves and it was over in 15 min!

The problem is CONVERTING the GOLD to FRNs and avoiding giving the GOVERNMENT 30% of what the IRS conciders APRECIATION on REAL US MONEY-- that is CRAZY in my mind!!:confused_ma::36_1_25::10_1_19:

Selling one or two coins a time for cash, what paper trail!!

You could hit several coin shops in and around your area say
one or more coins at a time for cash.
Every week or so and make your payments spread out...

Edit: Also maybe selling here some.

There may be members here that would be happy to
relieve you of some or all of your stash.

many dealers around here will not even cut you a CHECK unless you show them identification papers. Don't think there're many`dealers around the duck. Still - should not be too hard to get FRNs. You could try craigslist - just make sure to bring a gun with you when you meet up ( duh ) and make sure they're not following you - don't want to lead them back to the duck cave ( again duh ) !
There're some great folks on this site too who might be willing to send you FRNs or at least money orders : )

The sellers would be crazy NOT to accept some gold as payment, just deduct it from the purchase price - artificially deflating the purchase price could result in less scrutiny ( ie where did a duck get this many FRNs? Not that it's their business ). I would say it could also help lower your tax burden, but that doesn't seem to be an issue currently.

If this gentleman and you are friends, and trust eachother, then you just go title the property. He fills out a quitclaim deed to you, for consideration of ONE DOLLAR (FRN, no less). Signs it over. You pay whatever taxes and BS fees of the title insurance. You all go out in the parking lot and you hand him your gold. There is no law about a man deeding his property away, as long as there is some consideration.

I had to have an almost wife deed me property to a house we shared. I paid her $1 and she signed it.

I have ways with women :)

It looks like the deal will go down around or shortly after the first of the year and I will have to sell some EAGLES to get the CASH/FRNs that Sam and Tommy will need to make there deal happen. :shakehand
